    Regularly working within the stringent planning rules attributed to Areas of Outstanding Natural Beauty and the beautiful World Heritage Site of Bath, it is no surprise that CaSA can boast an impressive success rate when it comes to achieving planning for clients.

    Our sustainable design is a large part of this success, as is the personal approach we bring to mediating between client and planners on each project.     Every new build must comply with building regulations. Deciding how to resolve design issues intelligently without abandoning the overall vision is crucial. This stage takes time but is fundamental if you are to retain the beauty, quality, adaptability and functionality of the design that has been tailored to suit you and your individual lifestyle.

    Making apparently simple choices such as detailing materials that improve with age and that sit well within their context are an integral part of finding a successful solution.

    As an experienced practice, CaSA offers a wealth of knowledge and hindsight meaning we can assume the legal role of principal designer ensuring a design role that goes well beyond the concept stage.

  • Managing the contract

    Choosing the right contractor is important. CaSA’s experienced architects can help you make the right choices when it comes to ‘going out to tender’.

    Once the decision is made, ‘contract administration’ (sometimes referred to as a ‘site management service’) is a service that CaSA provides that offers some extra peace of mind and is widely regarded as money well spent.

    Not to be confused with ‘project management’, contract administration is more about managing the contractor than managing the project itself. The project architect will come to site at agreed intervals and check that the building contractor is adhering to the detailed drawings. If there are queries, the architect will raise them. The aim is to ensure that you are getting the results that those detailed drawings have promised.

  • NPPF 55 expertise

    Planning laws do not normally allow for building brand new buildings in green belt countryside. There is, however, one exception to the rule; Paragraph 55 of the NPPF National Planning Policy Framework. This is the section of the planning framework that covers building "exceptional or innovative houses in open countryside".

    Unfortunately satisfying the criteria laid down by Para 55 is far from simple. Success is rare. More often than not the site itself will not be deemed suitable even before you start the planning procedure. Only a handful of houses achieve NPPF 55 planning every year.

    If your site does qualify, the time and subsequent financial investment it requires to make an NPPF 55 application usually runs into tens of thousands of pounds with no guarantee of success.

    Of course, if you do succeed, your site will automatically be far more valuable even before you start to build your exceptional project. The Lighthouse is a recent NPPF 55 house built and designed by CaSA Architects.

    At CaSA we share the belief that bold contemporary design can be combined with sound sustainable principles to transform the way we live.

    When it comes to transforming lives, building using Passivhaus performance standards can make a big difference to the way a space feels and performs. The temperature throughout the building is much more constant and the air quality is far better than in a conventional home.

    So how does it work?

    The 'Passivhaus' standard is surprisingly simple to follow... Design a house that meets each of these criteria:

    • Excellent thermal performance, which minimises the 'heating demand' of the building
    • Exceptional airtightness, which reduces air infiltration rates
    • Mechanical ventilation, supplying fresh air that is filtered and post-heated by an MVHR (mechanical ventilation heat recovery) unit
